              • Example: a tenant mentions they have a friend looking for a property in our area, the information of the source, the person looking gathered and passed onto the person named for leasing at that time

              • This is one of the most important aspects of the job in that could the task be performed by a maintenance person
                • Example: replacing a toilet, verses a septic line that needs to be replaced that was causing the plumbing backing up for the toilet. In the past we have had things like a basic toilet replacement would have solved the issue where a plumber was called to replace the toilet that could have been performed by the maintenance person with the plumber charging $250 for the labor plus parts when a basic maintenance skilled person could have performed this without a plumber
              • Example: replacing a door with an attached door frame verses needing an experience carpenter needed to tear out a wall to rebuild it to place a new door. In the past we have a maintenance person call a specialist when all that was required was to take out the old door and replace it with some minor installment with the frame the door comes in.
              • Example: a deadbolt lock is not working, replace it with one of the $20 kwickset rekey technology locks, using the tool it comes with to rekey it with the previous key while a previous maintenance person called a locksmith that charged $150 to rekey or replace the deadbolt.
              • Example: repair, replace, install a ceiling fan that does not require an electrician to run new wiring to where that fan was previously located while a previous maintenance person had called an electrician who charged $250 for labor that a basic skill could have performed
              • We can list out most items in the daily scope of maintenance if needed on what common things we get asked to do by tenants. Out of the 3 previous maintenance people we have had the first was able to do all these types of activities but moved on to a different job and the past 2 would outsource almost everything no matter how basic (even caulking in corners of a bathroom) out of laziness or incompetence.

              • Streamlining processes for team & overseeing implementation
              • Maintain observation of what's app threads for any Maintenance issues/tenant issues.
              • Maintain Stacks Air b and B profile/status. Staying and keeping our listings in good standing.
              • Keep all air b and bs stocked with supplies/ linens.
              • Quality control the cleaning of all air b and b
              • Maintain all stacks properties and keep them in working order.
              • Schedule trades if needed and QC their work.
              • Maintain budgets/invoices of trades and stacks jobs.
              • Attempt to keep inventory of parts/items needed to fix Everyday tasks.

              • Keep all ring cameras up to date with accounts and install when no license electrician needed (most of these are solar or battery or just replacing old existing light fixtures with these)
              • Schedule AT&T installs and meet tech on site.
